This role preview describes that responsibility; it does not establish an employment or investment arrangement. You would help a tenant-buyer understand the agreed pathway, organize practical milestones, and stay connected with licensed mortgage professionals and appropriate independent advisers. Progress would be discussed honestly as circumstances change. The commitment is to informed, sustained guidance toward mortgage readiness, with homeownership and financing decisions never presented as guaranteed outcomes.

What you would own

  • Conduct a structured onboarding conversation that reviews the support process, agreed responsibilities, important dates, and questions requiring professional explanation.
  • Help the tenant-buyer organize a practical follow-up plan based on their goals and guidance from appropriately qualified mortgage and housing professionals.
  • Maintain regular, consent-based check-ins that record agreed next steps, changes in circumstances, and barriers the participant chooses to discuss.
  • Coordinate introductions to licensed mortgage professionals, independent legal advisers, and HUD-approved housing counseling agencies where relevant and available.
  • Route property maintenance and agreement questions through the responsible people, tracking follow-through without allowing support conversations to replace required notices or processes.
  • Review approaching milestones and option deadlines early, explain the limits of your role, and escalate concerns when the pathway may no longer be workable.

What good work looks like

  • Tenant-buyers have a current, understandable record of agreed steps, responsible people, and relevant dates.
  • Check-ins and referrals show completed follow-through or documented barriers and a realistic next action.
  • Progress reviews distinguish participant goals from professional assessments and lender decisions.
  • Participant feedback and file reviews show clear expectations, transparent interests, and timely discussion of difficulties or approaching deadlines.

What you would bring

  • Patient education and the ability to explain a process without promising an outcome.
  • Reliable follow-through, careful notes, and respect for sensitive personal information.
  • Ability to discuss setbacks with empathy while keeping obligations and deadlines clear.
  • Judgment about investor interests, conflicts, referrals, and professional boundaries.
  • Comfort coordinating with participants, property contacts, housing counselors, and licensed professionals.

Your first 90 days

DAYS 1–30

Learn the process

  • Learn the proposed model, investor responsibilities, participant protections, and professional boundaries.
  • Practice onboarding and a difficult progress conversation using fictional tenant-buyer scenarios.
  • Understand the approved referral, privacy, maintenance, and escalation processes before supporting participants.
DAYS 31–60

Own the routine

  • Establish an agreed check-in and milestone routine for any appropriately assigned participant relationship.
  • Coordinate professional referrals with the participant's consent and record the practical next steps.
  • Review communication quality and improve how responsibilities, deadlines, and uncertainty are explained.
DAYS 61–90

Improve the work

  • Maintain a clear view of agreed actions, unanswered questions, and approaching deadlines.
  • Identify recurring support gaps and propose improvements to education or professional coordination.
  • Demonstrate a candid, respectful response when a participant's circumstances require reassessment.

A CONVERSATION ABOUT THE WORK

The pathway changes after move-in.

FICTIONAL DISCUSSION EXERCISE

In this fictional exercise, a tenant-buyer reports reduced work hours several months after moving in. A mortgage professional has requested updated documents, an option milestone is approaching, and the participant asks whether you can guarantee an extension or remove a negative credit item. Explain how you would listen, clarify your role, and help organize appropriate next steps without making promises. Draft a short, respectful follow-up note using only the sample information. We would discuss your response to uncertainty and the tension between investor interests and participant support. No real tenant-buyer information or unpaid client work is involved.

  • Do not approve financing, promise mortgage readiness or ownership, practice law, or perform credit repair without the appropriate authority; refer specialized decisions and services to qualified professionals.
