What you would own
Lead structured discovery conversations about the owner's goals, timeline, occupancy, property condition, and existing commitments; distinguish confirmed facts from information still needed.
Explain the proposed lease-option process in plain language using approved materials, including the questions an owner should take to independent legal and tax advisers.
Assemble property records, seller disclosures, repair information, and relevant financial inputs for underwriting through approved, secure channels.
Coordinate inspections and specialist review, then track unanswered questions and material risks before proposing a next step.
Discuss potential terms only within your documented authority and any required licensing or supervision; route exceptions and legal language for review.
Keep the owner informed, record decisions and agreed follow-ups, and deliver a handoff that explains both the opportunity and the reasons it might not work.

Improve the work
Maintain a dependable discovery-to-review rhythm with visible next steps for each property.
Identify recurring reasons properties stall or fail review and propose practical intake improvements.
Demonstrate that you can recommend a respectful pass when the facts do not support a workable agreement.
